We direct and coordinate all the activities of design and construction.  All communications among the owner, contractors and the design team are managed through our project managers to ensure quick, efficient decision-making with a single source of accountability.  Services include: Coordination of owner-direct consultants and contractors. Sourcing of design and contracting teams with subsequent contract negotiation. Assisting owner in scoping contract awards to minimize change orders. Development of an overall project plan and schedule. Facilitating and recording owner and design team meetings and decision making throughout design and construction phases. Representing the owner with public agencies to secure project approvals and services. Providing detailed progress reports for cost and schedule with earned value analysis and forecasts to the owner for general contractors and design consultants. Managing payment applications. Providing detailed change order review/negotiation for both merit and cost. Verifying that all closeout procedures are followed prior to retention release (bonds, warranties, punch lists and record drawings, etc.)
